THE SERIOUS EQUESTRIAN
Eight stables, a 20×40 sand and rubber manege, a purpose-built grazing track system and galvanised steel fencing progressively replacing timber throughout.
THE YARD
The answer is almost always the yard. Purpose-built in 2005 and continuously maintained and improved since, it is the kind of set-up that experienced horse owners recognise immediately as the real thing – not a token stable bolted on to justify an asking price, but a properly designed, properly built working yard.
Much of that is down to who has been developing it. The current owner is a Horse and Rider Trainer, Equine Behaviourist and former Master Saddle Fitting Consultant, Bit and Bridle Fitter. That depth of knowledge shows in every practical decision that has been made here. The yard has been shaped around how horses actually live and how people who keep them actually work.
This is not a yard for someone who wants to dabble. It is a yard for someone who takes their horses seriously and wants the infrastructure to match.
Stabling
All fitted with automatic water drinkers – which anyone who has carried buckets three times a day through a winter will tell you is not a small thing. No more three-times-a-day bucket runs. Just fresh, clean water available whenever a horse needs it.
THE MANEGE
The manege drains every five metres into the adjacent dyke, so the surface recovers well after wet weather and keeps you schooling through most of what a Lincolnshire winter can throw at it. It is a quality surface in a wonderfully peaceful setting.
Hear the cuckoos in spring. Ride in the evening with the barn owls starting their rounds overhead. It is difficult to imagine wanting to be anywhere else.
Wi-Fi by the manege
A dedicated Wi-Fi point has been installed by the manege, making it perfectly set up for live online lessons, remote coaching, or streaming a training session from the saddle. Professional-grade connectivity, all the way to the school.
FENCING
The fencing throughout the equestrian area is progressively being replaced with galvanised steel fencing. No painting. No rotting posts. No replacing timber after a wet winter. Just solid, long-lasting fencing that looks smart and stays that way – and requires significantly lower maintenance than timber.
For time-poor horse owners – which is most of us – this is the kind of practical decision that makes a real difference to daily life. It is the kind of upgrade that takes genuine forethought to do properly, and it has been done properly here.
GRAZING MANAGEMENT
The infrastructure at Ryecroft reflects years of specialist knowledge. The yard has been thoughtfully configured for horses whose grazing needs careful management – whether that is a laminitic, a horse with a metabolic condition, a veteran, or simply a good doer that cannot be given free rein on spring grass.
A purpose-built track system runs within part of one of the paddocks behind the stable block, with direct access points to individual stables – giving precise control over grazing without moving horses between fields. For anyone who has ever struggled to manage a horse’s grass intake, this setup is genuinely invaluable.
OUTBUILDINGS
A solid, well-built barn suited to hay or straw storage and yard machinery, with an open-fronted lean-to adjoining it. Practical, flexible and properly built.
GARAGE / WORKSHOP / OFFICE
Currently used by the vendors as a home office, with power and internet connectivity throughout. Alarmed and secured with an electric roller door. Equally suited to a workshop, vehicle storage or business use.
SECURITY
Ornate electric gates at the property entrance. Alarmed tack room and garage with electric roller door. Security taken seriously throughout.
ADDITIONAL LAND
Directly opposite the property, the vendors also own a further two acres of land available for purchase via separate negotiation. This additional plot has its own barn, three stables and a tack room, all connected to water and electricity.
New front fencing, new gates and ongoing restoration of the stable buildings are already in place. For a buyer who also acquires this land, the options are genuinely attractive: additional grazing and stabling for their own horses, or the ability to let the land and generate an income stream.
Should a buyer choose to acquire it as well, the total available acreage rises to approximately six acres – a genuine bonus for anyone with ambitions to expand.
The additional land is not part of the Hockeys listing. Interested buyers should contact the vendors directly to discuss.
BEHIND THE YARD

The current owner is a Horse and Rider Trainer, an Equine Behaviourist and a former Master Saddle Fitting Consultant, Bit and Bridle Fitter. The yard has been shaped around genuine expertise in how horses live, how they move and how their needs change over time. Buyers will not find this kind of considered, practical infrastructure by accident.
WHAT CLIENTS SAY
From people who have brought their horses here, trained here
and know this yard properly.
From the moment we arrive at Ryecroft with a horse, everything feels calm, organised and reassuring. The yard has an immediate sense of space and order, which makes a huge difference, especially when unloading and handling young horses. Nothing feels rushed or overwhelming.
The manege is a real highlight. Set within natural boundaries, it feels private, enclosed and wonderfully calm, with very little outside distraction. Once you’re in the school, there’s a genuine sense of quiet focus.
Ryecroft is something you feel the moment you arrive. It’s calm, private and completely separated from the outside world in a way that photographs can’t capture.

Training Client
Ryecroft remains one of the best, if not THE best, yard we liveried at. Genie and I had been going for lessons and livery since the first year Sam opened it as a riding school. Over the 22 years I had Genie, we had been to 7 different livery yards and the facilities at Ryecroft were by far the best, right down to the layout of the wash bay.
I used to travel every other weekend from Swaffham in Norfolk, and then from Newark, because I knew we would have a calm and peaceful atmosphere to concentrate on training. Genie could be a tricky ride, and it was Sam and her school that got us into a much better, confident partnership.
Calm, funny, caring – Sam was the reason Genie and I stayed together after numerous times of me feeling like giving up. She never gave up on us.
